Do I need Book Them Twice if I already use Hospitable, Guesty or Hostaway?

Short answer: yes, and it isn't a swap. Your PMS keeps doing what it does. Book Them Twice covers the parts none of them sell.

We get this question on almost every demo call, usually within the first five minutes: "I already pay for Hospitable" (or Guesty, or Hostaway) "— why would I add another subscription?" It's a fair question, so here's the honest answer instead of a sales pitch.

What your PMS actually does

Hospitable, Guesty and Hostaway are property management systems. They hold your reservation record, sync your calendar across Airbnb, Vrbo and Booking.com so you don't get double-booked, and give you one inbox for guest messages. Most of them also do dynamic pricing and owner statements. That's the operational core of running a rental, and it's genuinely hard to replace — you shouldn't try.

A few of them go further. Guesty's CRM can send guest email campaigns. Hostaway sells email campaigns and pop-ups through its Booking Website Pro add-on. Hospitable's booking-journey emails cover confirmations and check-in details. If you're already using one of those, keep using it for that specific job.

What none of them do

Here's where the gap actually is. None of the three PMSs we get asked about most has a landlord pipeline for finding and signing new doors. None has an investor pipeline for raising money, with the fields to track a check size, an accreditation status or a target return. None has a corporate or group-account sales pipeline. And their guest-marketing tools, where they exist, are built around the booking, not around what happens between stays — the win-back email eleven months later, the referral ask, the member rate that gets someone rebooking direct instead of through a listing search.

Where the overlap actually is

The one place you need to make a real decision is guest email. If you already run Guesty's CRM campaigns or Hostaway's Booking Website Pro emails and you're happy with them, keep them — and tell us that on the kickoff call so we don't turn on a duplicate sequence. Book Them Twice automations arrive switched off by default; we activate only the ones that don't repeat what your PMS already sends. Nobody wants a guest getting the same "come back and stay with us" email twice in one week.

Outside of that one lane, there isn't much overlap. Your PMS doesn't have a landlord pipeline to hand off to. It doesn't track investor commitments. It isn't built to run a referral program with referral source and referrals-given tracked on the guest record. Those are additive, not competing.

How the two systems actually work together

In practice it looks like this: your PMS keeps being the system of record for reservations, calendars, pricing and payouts. Book Them Twice reads each inquiry and booking from it, and after checkout it handles the thank-you, the review flag with a suggested reply, the returning-guest invitation, and — down the line — the anniversary or win-back message. When a past guest rebooks direct, that stay goes back into your PMS like any other reservation. Nothing about your existing setup changes; a layer gets added on top of it.

If you're also trying to find your next door or raise money for one, the landlord and investor pipelines run independently of any PMS connection at all — you can use those from day one even before you've picked a property management tool.

So, do you need it?

If your only goal is running the properties you already have — calendars, pricing, guest messages during the stay — your PMS has that covered and you don't need anything else for it. Book Them Twice earns its subscription in two other places: getting more doors (the landlord and investor side), and getting more revenue out of the guests you already had (the repeat-guest side that ends in a direct rebooking with no platform fee on it).

The practical test we'd suggest: open your PMS right now and look for a landlord pipeline, an investor pipeline, and a rebooking sequence with a member rate attached to it. If those three things exist and you like how they work, you may not need us yet. If they don't, that's the gap Book Them Twice is built to close.
