What is an owned guest system?

An owned guest system sits on top of a host's PMS, keeps every guest on a list the host owns, and runs all seven stages of the guest journey so past guests come back and book direct.

It does not replace your PMS, channel manager or booking site. It reads each stay from them and turns it into a relationship you own: the inquiry follow-up, the stay, the review, the invitation back, the win-back and the referral. Book Them Twice is a done-for-you owned guest system for independent short-term rental hosts.

What a host earns from guests is four numbers multiplied together: how many people ask, how many book, how often each one comes back, and what the host keeps from each stay. Most tools work one of them. An owned guest system works all four at once: the referral ask and party check-in add leads, fast inquiry follow-up lifts conversion, invitations and win-back raise frequency, and direct rebookings skip the platform fee. The contact the platform gives you isn't yours to market to

Airbnb's rules bar using guest contact details it provides for marketing, and some of those details stop working after the stay. An owned guest system builds the list the permitted way.

In Book Them Twice, each guest in the party can check in on your own page to get the Wi-Fi and the house guide, and chooses whether to hear from you by email, text, both or neither. Guests who book direct or reach you through your own forms are yours from the start.
