Terms of Service

Welcome to BookThemTwice.com (the "Site") and the Book Them Twice platform (the "Platform"), operated by West Egg Enterprises, Inc. ("we," "us," or "our"). By accessing the Site or subscribing to the Platform, you agree to be bound by these Terms of Service ("Terms"). If you do not agree, please do not use the Site or the Platform.
Use of the Site and Platform
You may use the Site and Platform for lawful purposes only. You agree not to use them in any way that violates applicable local, state, national, or international law. You must not attempt to gain unauthorized access to any portion of the Platform, its servers, or any connected systems.
Your Subscription
Your subscription gives you access to a hosted marketing, automation, and guest-communication platform pre-configured for short-term rental operators, at the tier you purchased. Your tier determines which capabilities are enabled. Tiers and their capabilities are described on our pricing page and may be improved over time.
One subscription covers one operating business. You are responsible for your login credentials, for all activity under your account, and for the accuracy of the contact data you import.
What We Do Not Promise
The Platform is software and templates. We do not guarantee bookings, revenue, occupancy, message deliverability, search rankings, or any specific business result. Results depend on your property, your pricing, your market, and how you use the system. See our Earnings Disclaimer.
Fees, Billing, and Usage Charges
Subscriptions renew automatically — monthly plans monthly, annual plans annually — at the then-current rate for your tier, until cancelled. By subscribing you authorize us to charge your payment method on a recurring basis.
Some capabilities are billed as used rather than included: telephone numbers, carrier registration (A2P/10DLC), SMS and email volume beyond your allowance, premium automation actions, and AI features. Those rates are shown in your account before you incur them. Taxes, where applicable, are your responsibility.
If a payment fails we will retry and notify you. Persistent failure may result in suspension of your account.

Cancellation and Refunds
You may cancel at any time from your account or by emailing [email protected]. Cancellation takes effect at the end of your current paid period. Refund eligibility is governed by our Refund & Cancellation Policy.
Messaging, Consent, and Compliance
The Platform can send email and SMS on your behalf. You are the sender of record. You agree to obtain consent before messaging anyone, to honor opt-out requests promptly, and to comply with all applicable law — including the TCPA, CAN-SPAM, CASL, and carrier A2P/10DLC registration requirements.
We do not message your contacts on our own behalf, and we do not sell or share your contact lists. We may suspend messaging on any account that generates unlawful traffic or excessive spam complaints.
Your Data
Your contacts, content, and conversation history belong to you. You may export them at any time while your subscription is active. After cancellation we retain your account data for 30 days and then delete it. You may request earlier deletion at [email protected].
Intellectual Property
All content on the Site and all materials we provide through the Platform — including workflows, automations, templates, copy, graphics, logos, training materials, and the compilation thereof — are the property of West Egg Enterprises, Inc. or its suppliers, and are protected by United States and international copyright, trademark, and other intellectual property laws.
While you subscribe, you have a license to use those materials in your own business. You may not reproduce, resell, sublicense, redistribute, or create derivative works from them, and you may not use them to operate a competing service for third parties.
User-Submitted Content
If you submit comments, feedback, testimonials, or other content to us, you grant West Egg Enterprises, Inc. a non-exclusive, royalty-free, perpetual, worldwide license to use, reproduce, modify, and distribute that content in connection with the Site and our business operations.
Third-Party Services
The Platform runs on third-party infrastructure and connects to services you authorize — your property-management system, payment processor, email and SMS carriers, and others. We have no control over, and assume no responsibility for, the availability, changes, content, or data practices of those services.
Support and Onboarding
Support is provided by email and chat during the hours stated on the Site, at the service level included in your tier. Where onboarding or setup services are included or purchased, their scope is described at the time of purchase.
Accuracy of Information
We strive to keep the Site and our documentation accurate and current. We make no representations or warranties about the completeness, accuracy, reliability, or suitability of information, products, services, or related content. Any reliance you place on it is at your own risk.
Affiliate Links and Compensation
Some links on the Site are affiliate links, and we may receive compensation when you sign up for a recommended service. We also resell and build on third-party platform infrastructure. For full details see our Affiliate Disclosure.
Suspension and Termination
We may suspend or terminate an account for non-payment, breach of these Terms, or unlawful use. You may terminate at any time as described above.
Limitation of Liability
The Site and Platform are provided "as is" and "as available," without warranties of any kind, express or implied. To the fullest extent permitted by applicable law, West Egg Enterprises, Inc. and its officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages — including lost profits, lost bookings, lost data, or other intangible losses — arising from your use of or inability to use the Site or Platform. Our total liability for any claim is limited to the amount you paid us in the three months preceding the claim.
Indemnification
You agree to indemnify, defend, and hold harmless West Egg Enterprises, Inc. and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or in connection with your use of the Platform, the messages sent from your account, or your violation of these Terms.
Governing Law
These Terms are governed by the laws of the State of Florida, without regard to its conflict of law provisions. Any dispute arising under these Terms will be resolved in the state or federal courts located in Palm Beach County, Florida.
Changes to These Terms
We may modify these Terms at any time. Material changes take effect 30 days after we post them or notify you by email; other changes are effective on posting. Continued use after that constitutes acceptance.
