Level three — Book Them Twice

Stop renting demand. Own it.

Guests arrive through your own channels at your own rates, corporate and group accounts book repeatedly, and past guests bring you the next ones. Book Them Twice is everything in the first two levels plus the direct demand engine, so you stop paying a platform for the same guest twice.

Start Book Them Twice — $2,787 / yearCompare monthly and annual

No setup fee, no contract, no per-door charge. Every feature switched on.

Who this is for

You have several doors and you are tired of paying for the same guest twice. Your stays go well, but the guest who loved your place books again through a platform and pays its fee, inquiries that go quiet are never chased, and you can't say which bookings came from your own channels. Book Them Twice closes the holes at both ends of the guest journey.

Probably not for you if

you're still looking for your first property (Fund Your First), or you want the guest journey running around each stay before you work on demand. Fill Your Nights does that for less, and you can upgrade later without losing anything.

The holes it closes

From our guest system audit: each check you'd answer "no" to is a hole, and each hole leaks one of Leads, Conversion, Frequency or Margin. These are the ones Book Them Twice closes.

4 · BookingMMargin

Stays to date, lifetime nights, lifetime revenue and a repeat flag on every guest record

Closes the hole behind: “Can you see, for each guest, how many times they have stayed and what they have spent with you in total?”

7 · AdvocacyLLeads

Referral ask and a quarterly reactivation check on past guests

Closes the hole behind: “Do you ask happy guests to refer a friend after their stay?”

Book Them Twice also closes every hole Fill Your Nights closes (inquiry alerts, stay messages, party check-in, thank-you, reviews and returning-guest invitations) and the landlord and investor holes Fund Your First closes. That is all 21 guest checks in the audit.

What happens after you buy

  1. Pay on the secure checkout. You land on your Start Here page with the next steps for Book Them Twice.
  2. Activate and log in. An email titled “Activate Your Account | Book Them Twice” lets you set a password. Your account lives at app.bookthemtwice.com.
  3. Fill in the intake form. About five minutes: your properties, your booking platform and who approves messages. It never asks for passwords.
  4. Book a 30-minute kickoff call. We connect your booking platform so your past guests come in first, walk through what we're building, and agree what goes live first. From there we build out the rest with you, one piece at a time.
  5. Connect and switch on. Hospitable (read-only; you create the token and can revoke it any time). A phone number for texting is your choice: a new number or one you already have. Nothing goes out to a guest, landlord or investor until you have seen it and said go.

Questions

How is this different from Fill Your Nights?

Fill Your Nights runs the guest journey around each stay: inquiries, stay messages, reviews and invitations back. Book Them Twice adds the two ends: owning the demand that starts a stay (your own channel, inquiry recovery, quote follow-up, corporate accounts) and turning each stay into the next one (member-rate rebooking, referrals, reactivation), with attribution so you can see what came back.

Which booking platform or PMS does it work with?

Our standard setup reads guests and stays from Hospitable, using a read-only connection you create and can revoke at any time. Your PMS keeps taking the booking. If you use Guesty, Hostaway or another PMS, we check the connection for your account on a demo call before you pay anything.

Isn't marketing to platform guests against the rules?

Airbnb bars using the contact details it gives you for marketing. Book Them Twice markets only to guests who opted in on your own page, for example on the party check-in page. Stay messages go to your booked guests as normal.

Will it start messaging anyone straight away?

No. Automations arrive switched off and are turned on with you during onboarding, one piece at a time. You see every message first.

Is it charged per property?

No. Doors are unlimited at every level and never billed. Run as many properties as you like.

Monthly or annual?

Annual is $2,787 for the year, which is $1,977 less than twelve monthly payments of $397. Monthly plans can be cancelled at any time and run to the end of the paid month. Annual plans can be refunded in full within 14 days if you have not imported contacts or sent messages. Details on our refund policy page.

What costs extra?

Phone numbers, carrier registration for texting, message volume beyond your allowance, premium automation actions and AI usage are billed as used. The rates are shown in your account before you incur them.
