Numbers are shown as tier one / tier two / tier three. Examples are written for a lake house that sleeps 20.

Articles
A 1,200 to 1,800-word page on your own website that answers one question guests type into Google or ChatGPT. Each one targets one search phrase, uses your photos, links to your booking page and ends with a check-dates button.
Why it matters
Guests who search a question are close to booking. An answer on your site puts your property in front of them without a platform in between, and keeps working for years.

Landing pages
A sales page for one kind of stay: who it's for, capacity, what's included, a price range, questions and an inquiry form.
Why it matters
A retreat planner and a couple on an anniversary want different things. One page per kind of stay speaks to each and collects the inquiry.

Past-guest emails
Sent to your own past guests and past inquiries who agreed to hear from you. Never cold email. A monthly letter, a return-guest offer, a seasonal push and the newest guide.
Why it matters
Your past guests already trust you. They are the cheapest direct bookings you will ever get, if you stay in touch.
- October at the lake house
- Book again within 12 months: free early check-in

Listing refresh and guidebook copy
Each season we rewrite your Airbnb and Vrbo titles and descriptions, suggest a new photo order and keep your guidebook copy current.
Why it matters
What sells your place in July is not what sells it in October. A seasonal listing converts more of the people who already found you.
- Lead with the pool in summer
- Lead with the fire pit and leaves in fall

Pixels and retargeting ads
At setup we install the Meta Pixel and Google Ads tag on your site. Each month we make and run retargeting ads shown to people who visited your site and left. You pay the ad spend directly.
Why it matters
Most visitors don't book on the first visit. Retargeting brings them back to your site instead of to the next listing.
- “Still thinking about the lake? October weekends are open.”
— / yes / yes
Guest Concierge AI coworker
Answers pre-booking questions by text, email and website chat, day and night, from your property fact sheet. Money, discounts and exceptions always go to you.
Why it matters
Group planners contact three places at once. The one that answers correctly first usually gets the booking.
- 9 PM: “Can 30 people sleep there, and is there a meeting space?”
— / — / yes
Partnerships & Events AI coworker
Each month it researches about 40 local prospects within 60 miles, drafts the outreach, tracks the pipeline and prepares event-marketplace listings. You approve every send and take the calls.
Why it matters
Wedding planners, caterers and company offsite planners send repeat groups. One good partner can fill weekends for years.
- A caterer who books three rehearsal dinners a season
— / — / monthly
AI-answer tracking and competitor watch
Once a month we ask ChatGPT, Perplexity and Google's AI answers about 20 questions your guests ask, record whether you are named and who is named instead, then fix the pages that lose.
Why it matters
More guests now ask an AI where to stay. Being named in that answer is the new first page of Google.
- “Best place for a family reunion in upstate New York”: are you named?
report / + quarterly call / + monthly call
Reporting and strategy
A monthly report of what was published and what it did. Tier two adds a quarterly call and tier three a monthly 30-minute strategy call with J. Massey.
Why it matters
You should be able to see what you are paying for, in plain numbers.

Social posts
Scheduled to Instagram, Facebook and your Google Business Profile. A mix of short videos cut from your own footage, photo and carousel posts, and quote cards from your best reviews. Each article is also cut into 2 or 3 posts.
Why it matters
Guests check your socials before they book direct. A quiet account reads as a closed business. Posts also feed the retargeting audience.
