Do I need a website to use Book Them Twice?

No. You can start without one. A website starts to matter once past guests and referral partners want a way to book with you that isn't a platform search.

The short version

  • Book Them Twice works from the bookings in your PMS and from guests who opted in to hear from you. No website needed to start.
  • A website matters when people want to book with you directly: past guests, referrals, longer stays.

What works without a site

Book Them Twice reads each inquiry and booking from your PMS. From there it handles the parts of the guest journey the platforms don't: answering every question, the thank-you after checkout, the review reply, and the invitation back to guests who said yes to hearing from you.

None of that needs a website. It needs your PMS, a check-in page where guests can opt in, and a list that grows one stay at a time. Book Them Twice includes the landing pages and forms for that.

The landlord and investor pipelines don't need a website either. If you're looking for your next door, you can use those on day one.

When a site starts to matter

A website starts earning its keep when people want to book with you and the only place to do it is a platform search. Three signs:

  • A past guest asks, "Can I book with you directly?" Without a site, the honest answer is "search for us on Airbnb," and the platform takes its fee again. Airbnb's host-only fee is 15.5% for most hosts.
  • Someone keeps sending you guests. A local business, an employer, an attorney. They need a link to send, not a listing that might be booked by someone else.
  • You get or want longer stays. A 30-night guest often wants to talk to a person, see the whole property and pay in a way that suits them.

Direct booking is shrinking, not growing, for the average operator. Key Data put direct at 21% of US professionally managed reservations in Q2 2026, down from 25% a year earlier. Hosts who hold onto direct guests do it on purpose.

The three jobs a site must do

A pretty site that only shows photos won't bring anyone back. Whether you build it yourself, turn on your PMS's builder or have it built for you, check that it does these three things.

1. Capture

Every visitor who doesn't book today should have a reason to leave an email or phone number: a local guide, a returning-guest rate, a heads-up when a busy weekend opens. Without this, the site is a brochure.

2. Follow up

Someone who left their details needs to hear from you, more than once, over the following weeks. This is the part most site builders don't do and the part Book Them Twice exists for.

3. Take the booking through your PMS

The booking should land in the same calendar as your Airbnb and Vrbo stays, so there's no double-booking and no second calendar to watch. Most PMS site builders and booking widgets already do this.

The usual gap: hosts who have a site almost always have job 3 covered. Jobs 1 and 2 are where the guests get lost.

Does Book Them Twice include a website?

It includes landing pages, forms and a booking calendar for calls. It is not a booking engine. Guests still pay through your PMS or through a direct-booking site.

My PMS can build a booking site. Is that enough?
